Most cleaning horror stories start the same way: "They seemed nice." Niceness is not insurance. Before anyone walks into your home with chemicals and access to your stuff, take ten minutes to verify the basics.
Five questions to ask up front
- Do you carry general liability insurance, and can you email me the certificate?
- Are your cleaners employees or independent contractors? (Affects workers' comp liability.)
- Do you carry a janitorial bond?
- What's your re-clean policy if I'm not satisfied?
- Do you run background checks on your team?
How to verify what they tell you
- Ask for the insurance certificate (COI) by email, not a screenshot.
- For contractors doing post-construction work, verify the license at cslb.ca.gov.
- Search the business name on the California Secretary of State business search.
- Read more than the five-star reviews — read the one and two stars to see how complaints are handled.
Red flags
- Cash only, no contract, no receipt.
- Quotes that drop dramatically when you push back.
- Vague answers about whether cleaners are employees.
- No physical address or local presence.
A reputable Tehachapi cleaning company will answer all of this in writing within a business day. If they hedge, keep looking.
